How many suites are there in the building?

There are 87 suites in the building, ranging in size from 634 sq ft to 1387 sq ft.

What kind of heating system does the building have?

The building uses a boiler hot-water heating system. Each suite has its own thermostat.

Does the building have air conditioning?

Yes. All common areas are air-conditioned, and each suite comes with a free portable air conditioner.

What appliances are included?

Each suite comes with a washer, dryer, stove, microwave, and refrigerator.

Can I add window coverings?

All suites come with blinds that have an electric wand for easy opening and closing.

What internet and cable TV providers are available?

The building currently has Telus and Rogers available. Rogers, as our preferred vendor, offers a New Home Offer Discount Package for residents — see the General Manager for details.

What are the building’s quiet hours?

Tranquillity Hours are from 10:00 p.m. to 8:00 a.m. No excessive noise is permitted at any time, including conversations, visitors, vehicles, and other activities.

Is the building smoke-free?

Yes. Three Robins Riverside is completely smoke-free. This includes all suites, balconies, and common areas, and covers tobacco, marijuana, vaping, candles, incense, hookah, pipes, cigars, smudging, and sweetgrass. A first infraction results in a $2,500 fine, and repeat breaches may lead to eviction.

What is included in my monthly rent?

Your monthly rent includes heat, water, and parking (if applicable). You are responsible for electricity, internet, TV, and telephone.

Who is the electricity provider?

The default electricity provider is Atco. Contact Atco before moving in to set up your account: 1-844-687-2826 / Aleem.Kassam@atco.com. Once set up, you are free to switch to another energy reseller.

What is the average electricity cost?

The average electricity cost is approximately $75.00 per month, though summer air conditioning use may affect your bill.

What are the parking costs?

Underground parking is $200/month. Surface parking with an electrical plug-in is $100/month. A regular outdoor stall is $75/month.

How do I pay rent?

Rent must be paid in full on the first of each month by Pre-Authorized Debit (PAD) only. Cash, cheques, and credit cards are not accepted. A $75 fee is charged for any returned or insufficient-funds transactions.

Moving In & Out

What is the damage deposit?

The damage deposit is equivalent to one month’s rent and is due the day you sign your lease. Rent begins on the day you move in. The deposit is held in trust, earns interest annually (set by the Government of Alberta), and is returned within 30 days of move-out, less any applicable charges.

How long is the lease?

The lease term is 12 months.

How much notice do I need to give before moving out?

Tenants must provide a full three rental months’ written notice, given on or before the first of the month. For example, to move out on September 30th, notice must be given by July 1st.

How do I book a move-in or move-out?

All moves must be booked with the General Manager at least 7 days in advance. Moves may only take place between 9:00 a.m. and 2:00 p.m. and 1:00 and 4:00 p.m. The General Manager will arrange protective pads for the elevators and reserve the loading area.

What do I receive on move-in day?

On move-in day, you will receive:

  • A garage door opener sticker (if applicable)
  • 2 building door key fobs
  • 2 unit keys
  • 2 mailbox keys
  • Your intercom will also be set up at that time.

Pets

Do you allow pets?

Yes! We are a pet-friendly community. A maximum of two cats or dogs is permitted per suite. Your pet(s) must attend a pet interview for approval. As a general rule, dogs should be under 30 lbs, though exceptions may be made based on temperament.

What are the pet fees?

There is a one-time pet fee of $300, plus a monthly fee of $25 added to your rent. All fees go towards the Pet Club and to offset wear and incidental costs.

Are there rules for pets in common areas?

Yes. Dog leads must be no longer than 5 feet; extendable leads are not permitted in common areas. All pet waste must be bagged and properly disposed of. Failure to clean up pet waste results in an automatic $250 fine (plus any applicable St. Albert bylaw fines). All pet owners are automatically enrolled in the Pet Club.

Are service animals permitted?

Yes. Specially trained and registered service animals are welcome. Please provide the General Manager with a copy of the identification card as described under the Alberta Service Dogs Act.

How do I access the building?

Access is via a key fob included in your move-in package. Each person listed on the lease receives one fob. Additional fobs are available for a $150 deposit. If a fob is lost or stolen, notify the General Manager immediately so it can be deactivated.

How does the intercom system work?

The intercom is located in the front entrance vestibule and is telephone-based. Your name and phone number are programmed into the system. When a visitor calls, you will see them on screen and can let them in remotely. Do not allow unknown individuals to follow you through the door.

Can friends and family visit?

Yes. Friends and family are welcome. We ask that children be accompanied by an adult at all times. Residents are responsible for the conduct of their guests.

Suite Rules & Modifications

Can I decorate or modify my suite?

You are welcome to make your suite feel like home. Small picture hooks and nails are permitted. However, any repainting, structural changes, or modifications to fixtures require written approval from the General Manager. You must restore the suite to its original condition upon move-out. Repainting without permission results in an automatic $2,500 deduction from your damage deposit.

Can I install a TV wall mount?

Yes. Three Robins provides an appropriate mount, but professional installation by an approved installer is required. The cost is $125 per mount (includes mounting your TV if it is on-site at the time of installation). Contact the General Manager to arrange. Once installed, the mount becomes the property of Three Robins Riverside.

What are my responsibilities regarding windows and balconies?

Windows must be kept closed in cold or rainy weather to prevent pipe freezing and water damage. You are responsible for any resulting damage. Do not hang laundry, rugs, or any objects from balconies or windows. Propane BBQs and fire tables are prohibited on balconies; electric BBQs are permitted. Balconies are not for storage.

What insurance do I need?

Tenant liability and contents insurance is mandatory. You must maintain a minimum of $2,000,000 in third-party liability coverage. A current certificate must be on file with the office and renewed annually.

What amenities are available to residents?

Three Robins offers a wide range of amenities, including:

  • Community kitchen, exercise/yoga room, and hobby shop

Can I use the amenity room for a family event?

Yes. You may book the amenity room through the Community Engagement Representative (CER). A booking form is required, and events are limited to a maximum of three hours, including set-up and clean-up. The space must be returned to its original condition after use.

Where is the fire muster point?

The designated Muster Point is on the southwest side of the building, identified by a Muster Point sign near Wendy’s. Do not use the elevators during a fire evacuation.

Is there a wellness check program?

Yes. Three Robins offers a voluntary wellness/welfare check program for residents living alone who are their own decision-makers. To participate, residents sign an agreement authorizing management to conduct a welfare check under specific circumstances. Contact the General Manager for more information.

What should I do if I need to report a safety concern?

For non-emergency safety concerns, contact St. Albert Municipal Enforcement Services at 780-418-6643 or the 24-hour complaint line at 780-458-7700. For emergencies, call 911. Always complete an incident report with the date, time, location, and description of the event.

What should I do if I plan to be away from my suite for more than 48 hours?

Notify the General Manager with your name, unit number, departure and return dates, and the contact details of a person responsible for your suite while you are away.
